Kristine McCool, PE, PMP

Senior Director

With more than 20 years of experience in property development, Ms. McCool brings a special brand of project management to AJS Cap Solutions. She is Senior Director with the firm, a licensed engineer in New Jersey, Pennsylvania and is affiliated with the Project Management Institute. Throughout her career, Ms. McCool has multi-tasked on a swath of challenging developments that have included brownfield redevelopments, wetlands mitigation, regulatory agency management, and site management. Her advisory expertise and specialty in site engineering, infrastructure and corporate governance enhance her ability to provide effective solutions for every project.

Frank Pizzella, JD

Senior Director

With extensive knowledge of land use and environmental regulations and statutes in New York and New Jersey, Mr. Pizzella is AJS Cap Solutions’ expert regarding legal impacts and multi-phase manager of complex land transactions. He specializes in assembling and in directing effective action plans from project conception to build-out and in effectuating corrective action plans and rescue management to unlock the value from a distressed asset, as well as managing cost recovery and implications post-insolvency.  Mr. Pizzella works with government entities, developers and investors to initiate risk assessment and manage compliance standards of conduct, statutes, regulations and the common law. Mr. Pizzella’s expertise in mitigating exposure brings a unique perspective to project development at every phase and allows a client’s reputation to remain intact. Past successes include municipal and state approvals for the development and sale of a 290 unit multi-million dollar residential mixed-use project, the successful closure of a land-fill and completion of a state-of-the-art recreational facility and securing a redevelopment plan for a major New Jersey waterfront city.

 

Robert Benrubi, JD, MBA

Senior Director

Mr. Benrubi is a licensed attorney and an expert in economic development and financing of complex projects and major multi-site operations.  His expertise includes establishing and financing public-private partnerships (PPP) for economic and community revitalization efforts focused on repositioning federal and state superfund sites, brownfields and other economically distressed land into asset-producing properties.  Mr. Benrubi has successfully brought in over $200 million in federal and state funding for contaminated property remediation, roads, waterway dredging, marine and wetlands enhancement and other infrastructure to leverage with private financing for economic development purposes.  As counsel to the public and private sectors, he has directed the planning and development of waterfront areas, healthcare campuses and economically and environmentally distressed areas into vibrant economic generators, destinations for health care and wellness, and communities where all levels of income can reside, work and enjoy.  As a private attorney, Mr. Benrubi counseled both corporate and municipal clients in government relations, economic development, land use and environmental law.  Mr. Benrubi’s experience with the private and public sectors allows him to bring unique perspectives to AJS Cap Solutions clients’ development efforts.

John Sartor, PE

An expert in brownfield redevelopment projects, Mr. Sartor has a robust background in construction, environmental and civil engineering. Among his accomplishments include helping New Jersey’s Energy Master Plan assist public entities develop sustainability programs to help reduce the U.S. goal of carbon footprint reduction.

Marilyn Lennon, P.P., AICP

Ms. Lennon comes to AJS Cap Solutions with 35 years of experience in redevelopment, beneficial reuse of underutilized real estate, and project implementation for challenging sites in built environments. Critical roles include planning and consultation, environmental and land use regulator and senior staff member of the New Jersey gubernatorial team as well as redevelopment of the Hudson River waterfront.

Glenn Stock

Mr. Stock has been a leader in the U.S. environmental industry for over two decades, directing sustainable development projects for institutional real estate investors, developing green strategies for Fortune 500 Companies, and integrating environmentally friendly policies for government agencies. He is an alliance partner of AJS CAP Solutions and is the founding member of Stock Development Group, Inc., a real estate development company that specializes in repositioning and redeveloping large infill properties.
